Why have a survey?

Most people can judge for themselves the general condition of a property, but how many spend 3 hours plus inspecting their future home? Problems can easily be overlooked and although you may have had a mortgage valuation, this will only include a superficial inspection. In fact, the Council of Mortgage Lenders and most consumer groups and publications recommend an independent survey.

Some examples of potential defects include:

  • Jon Stone Chartered Surveyor: an example of a rotten timber joistfaulty pointing, pots and flashings on chimneys
  • slipped/cracked/missing slates/tiles to roofs
  • misaligned, leaking, blocked gutters/drainpipes
  • rotten timber fascia boards, soffits, bargeboards
  • failing timber roof frames through alterations/rot/inadequate construction or ventilation
  • poorly fitted windows, rotten timberwork, ill fitting casements/sashes, defective glazing or puttywork
  • wall tie and damp proof course failure, faulty pointing or rendering, spalling brickwork, insufficient trays/weeps
  • rotten or overspanned timber floor joists, or insufficient ventilation
  • structural movement inside or out (although if problems found I may recommend additional advice from a Structural Engineer)
  • penetrating and rising dampness, woodworm infestation, dry rot etc.
  • faulty drains/electrics/heating/sanitaryware (although I may recommend further specialist advice)
