Building Survey
This involves a detailed property and site inspection, followed up with a comprehensive report on the age and construction of the buildings, along with the condition of the various elements. I will also provide extensive photographs to illustrate my findings along with budget costs on necessary repairs and, if appropriate, ongoing maintenance.
Dilapidations
Advice for landlords or tenants on repairs, reinstatement, redecoration and compliance with statute issues, either during the lease term or at the end. This includes detailed site inspections, preparation of formal schedules with individually costed items, summaries of claim, and negotiations with appropriate parties. I have extensive knowledge in this particular area of property law and have successfully settled numerous claims over the last 15 years.
Defect Analysis
Sometimes a client wants advice on a particular problem. I can carefully consider the defect, many of which often have related issues elsewhere in the building, and recommend remedial repairs. If required, I can appoint and monitor suitable contractors.
Formal Valuations
I can produce RICS Compliant Valuations on residential, commercial and leisure properties for a range of purposes including Inheritance Tax (Probate), transfer of assets, SIPP & SASS purchases, divorce settlements, part disposal etc.
Landlord & Tenant
I can also advise upon new leases, lease renewals and rent reviews on commercial, leisure and retail property.
Development Advice
